Most occupied properties photograph badly for a boring reason: people live in them. The room is fine. The drying rack, the four remotes, the child's artwork and the exercise bike in the corner are what make the photograph unsellable.

Where the line is

Fair game: loose clutter, bins, laundry, cables, personal photographs, pet bowls, a car on the drive, a wheelie bin outside the window. None of these are part of what is being sold.
Not fair game: damp, cracks, stains, damaged flooring, a radiator, a boiler, a structural column, a fixed unit, the view out of the window, or anything about the room's size and shape. All of those are part of what is being sold, and removing them is misrepresentation regardless of intent.
The test that never fails: would the buyer feel misled standing in the room? If yes, do not do it.
Label it
Say that images are digitally edited. Most portals and agency codes require it, and the disclosure costs you nothing while its absence costs you a complaint. If a room has been decluttered or restyled significantly, keep one honest wide shot in the gallery too.
Getting a clean result
- Photograph well first. Even light, level camera, from a corner. An edit inherits every problem the photograph had.
- Ask for one thing at a time. "Remove the drying rack and the boxes" works. "Tidy this up" gets you a coin toss.
- Watch the floor. Reconstruction behind a removed object is where errors show — check that floorboards and tile lines continue correctly.
- Stop at two passes. Each edit re-encodes the whole image, so quality erodes visibly by the third. Go back to the original and ask for everything at once.
